Client: Aristech Acrylics
Project: 275,000 SF Distribution Center

Client: Mauer USA
Project: 40,000 SF Injection Molding Manufacturing
Challenge:The German-based Mauer-AG desired to locate its first North American injection molding operation and U.S. Headquarters to serve their clientele like Procter & Gamble and others. The site needed to supply an adequate labor force and geographic proximity to the interstate system for efficient movement of their finished goods.
Solution:Cassidy Turley was initially hired to assist Mauer AG with its search for an existing facility that could be retrofitted and into production within a relatively short period of time. An exhaustive search was performed for buildings that met the basis requirements in terms of size, loading, electric supply, floor load, etc. which then focused on one good alternative. Unable to reach an acceptable economic agreement with the Sublessor and the property owner, the timing was reanalyzed and a site search ensued.

Also considering a site in Virginia, Cassidy Turley located a 14 acre site in Boone County, KY that provided all of what Mauer USA desired including the ability to accommodate future growth, a highly desirable and high-image business park setting, strong availability of labor and reasonable costs to perform their injection molding operation. The site is also in proximity to their machinery supplier decreasing shipping costs and providing availability for quick service on their equipment.

Client: Klockner Desma
Project: 23,000 SF Facility
Challenge:Klockner Desma's lease expiration was fast approaching, and the building owner was not going to renew them. Klockner Desma wanted their own freestanding facility that provided the appropriate image for this German company's only U.S. operation.
Solution:OBP located the ideal site for construction of a new sales/service operation and negotiated an aggressive lease rate as the first occupant in a newly developed, upscale business park.

Client: Levi Strauss & Co.
Project: Connor Road Facility
Challenge:Levi Strauss needed to relocate and expand their 300,000 sf distribution center. The project was to be completed in one year, as an additional year would be needed to test their state-of-the-art material handling system prior to occupancy.
Solution:Levi Strauss & Co. hired OBP to conduct a three-state search of suitable sites for construction of an 800,000 sf distribution center. OBP presented approx. 50 sites, along with ownership, utility info, and state and local incentives. OBP negotiated acquisition of 64 acres and coordinated negotiations with economic development representatives, which concluded in $2.5 million in Kentucky Economic Development bonds for Levi's.

Client: BlueStar
Project: 130,000 SF Distribution and Corporate HQ
Challenge:BlueStar, is a leading distributor of Point-of-Sale (POS), Auto ID, Mobility, and RFID products with offices throughout the USA, as well as in Latin America and Canada. Over the past decade, the company has experienced average annual growth of 42%--thanks in part to the company’s solutions-based distribution model actualized in 2002. This growth has taken BlueStar from 1,720 SF 20 years ago to 4,360 SF, then to their first build-to-suit with Jeff Bender at 20,000 sf, later expanded to become 45,000 sf, to its need for a much larger distribution center. BlueStar wanted to remain in close geographic proximity to it current location, easing the burden on the existing workforce, locate in an unincorporated area of the county, reducing operating expenses, and find a site to accommodate its needs while still providing room for future growth.
Solution:Cassidy Turley performed a search for existing buildings that met the criteria above. When nothing close surfaced, the decision was made to build-to-suit. A site search was conducted, general contractors interviewed, specifications prepared, construction drawings reviewed, title issues cleared and BlueStar settled on Riverview Business Park in Boone County, KY.

Client: Psion Teklogix
Project: 60,000 SF Headquarters
Challenge:Psion had occupied its facilty for more than 12 years. They desired to upgrade the space, including the office, production/service space, and overall image of the company. They needed to be located to retain the existing workforce.
Solution:Cassidy Turley was hired to represent Psion in either a lease renewal of the existing facility or locate either an existing building or site where a new facility could be constructed that met the requirements stated above.

A search of buildings in the general vicinity was performed along with negotiations begun with Psion’s landlord for the potential lease renewal. None of the available options were acceptable and the renewal lease terms were unacceptable to Psion. A site search was performed with one being located in the adjacent business park just over 1 mile of the current facility. The high-image business park setting, proximity to hotels for visiting customers and other Psion personnel delivered. The ultimate financial and other terms of the long-term lease met Psion’s goals and a 60,000 sf build-to-suit was completed for this global provider of solutions for mobile computing, wireless data collection and RFID. The total investment by Psion was estimated at $5.7 million saving 83 jobs in the community.
